Greater Boston real estate continues to outperform with 1,066 single-family homes sold in April ’21 compared to 897 last April, which is 12.2% year over year growth. However, condos were the big winner, skyrocketing 60.3% to set a new record of 1,220 sales versus 761 last year, obviously then harder hit from the pandemic slowdown.
Pricing, on the other hand, favored single families with nearly 16% year over year price appreciation to $765k, from $660k last April. Condos median price appreciated only 2.8% from $605k to $622k, which indicates more balanced supply and demand for this segment of the real estate market.
